Our fee

15% of booking income (18% inc VAT)

Charged on what the home earns, with no fixed monthly fee. A one-off set-up fee of £500 + VAT (£600 inc VAT) covers professional photography and a rendered floor plan. A minimum fee of £1,000 a year (£1,200 inc VAT) applies across our services.

Interiors work, repairs and supplies are charged separately and agreed with you first. Full terms are set out in the management agreement before anything goes live.

Daily pricing

A dedicated revenue manager for every client

Every client gets their own revenue manager, who looks after the pricing on their home. They check your calendar every day and move nightly rates with the season, local events, demand and how far ahead guests are booking, so busy nights earn more and quiet gaps still fill.

You can see every booking and the rate it went at in your owner dashboard, and you always know who to call about pricing.

  • Prices reviewed and updated every day
  • One revenue manager for your home, not a shared inbox
  • Rates set around events, school holidays and weekday demand
  • Minimum stays adjusted to fill gaps between bookings
  • Your own stays blocked out first, with pricing planned around them

Unlimited owner stays

Use your home whenever you want it

Short-letting with us doesn't mean giving the home up. Block the dates you need for yourself, family or friends, at no charge, and we let the rest.

A plan for the whole year

We plan each year with you: your own dates first, short stays on the weeks that earn most, and longer company, relocation and insurer bookings around them.

If your plans change

We can move the home to a long let, or to Rent While You Sell if you decide to sell.

Your options

Short let, long let or rent while you sell.

The right route depends on your property, availability, responsibilities and longer-term plans.

Short let

May suit owners who value flexibility and accept a more actively managed operating model.

Considerations:

  • Seasonal demand & occupancy shifts
  • Initial furnishing and setup costs
  • High guest-operations intensity
  • Variable monthly income projections
  • Higher day-to-day operating costs

Long let

May suit landlords seeking a rolling residential tenancy and a more stable occupancy pattern.

Considerations:

  • Assessed market residential rent
  • Tenant profile and vetting requirements
  • Desired level of ongoing agency management
  • Current tenancy laws & compliance
  • Longer-term personal property plans

Rent while you sell

For owners selling with their own agent who want the home earning in the meantime. We let and manage it as a short let while it's on the market.

Owner questions

What you may want to know.

Suitability depends on its location, type, condition, availability, lease restrictions and likely guest demand. We assess every home individually to determine whether short letting is appropriate for the property and your wider objectives.

It depends on the home, the area and how many nights you can let it. We'll give you a realistic figure after a free assessment. Our fee is 15% + VAT (18% inc VAT) of booking income.

Listing preparation, pricing, guest messages, check-ins, cleaning and linen, property checks, maintenance coordination and your owner dashboard. Professional photography and a rendered floor plan are covered by a one-off set-up fee of £500 + VAT (£600 inc VAT). The exact scope is confirmed before launch.

Yes. Owner stays are unlimited and free. Block the dates you want for yourself, family or friends, and we work bookings around them.

Through your owner dashboard: every booking, nights booked, occupancy, our fee and what's paid to you, month by month and for the year to date.

Possibly. Mortgage conditions, tenancy agreements, leases and freeholder rules may restrict short letting. Owners are responsible for obtaining any necessary written consent before the property is launched. Independent legal and mortgage advice may be required.

Cleaning may be charged separately to guests or deducted as an agreed operating cost, depending on the booking arrangement. Owners are normally responsible for approved maintenance, repairs and other property-related expenses. All responsibilities, approval limits and third-party costs are confirmed in the management agreement.

Airbnb, Booking.com and our own direct bookings, depending on what suits the home.
