Landlord Guidance

Your legal duties as a landlord.

Letting a home in England comes with a long list of legal duties. On our fully managed service, we track them and tell you before anything is due.

Property Condition & Decency

Ensuring the home meets the Homes (Fitness for Human Habitation) standards, free from serious category 1 hazards prior to marketing.

Gas, Electrical & Fire Safety

Mandatory annual Gas Safety checks (CP12), 5-yearly EICR certificates, and fully compliant smoke and carbon monoxide alarms.

Energy Performance Certificate

A valid EPC rated E or above is a legal requirement before the property can be let.

Deposit Protection (TDP)

Deposits must be protected in a government-approved scheme within 30 days, with the prescribed information given to the tenant.

Right to Rent Verification

Checks on every adult occupier's right to rent in England, completed before the tenancy starts.

Licensing & Local Requirements

Proactive management of selective, additional, or HMO licensing requirements specific to South West London boroughs.

Requirements change and vary by council. We'll confirm what applies to your property.

Landlord Questions

What you may want to know.

We look at what similar homes nearby have recently let for, how quickly they let, and how your property compares on size, condition and presentation. You get a realistic figure, not an inflated one to win the instruction.

The right service depends on how involved you want to be and the support the property needs. We can talk through let only, fully managed and short-let options, then recommend what suits you.

The property should be clean, well presented, safe and ready for viewings. We can advise on repairs, compliance requirements, furnishing, photography and presentation before the property is launched.

We assess each applicant through appropriate identity, affordability, employment, landlord-reference and credit checks. Right to Rent checks are also completed where required, and the relevant information is shared with you before the tenancy proceeds.

Under our full-management service, tenants report maintenance issues to our team and we coordinate suitable contractors. Responsibilities, approval limits, emergency procedures and associated costs are agreed with you before management begins.

Yes, but the timing depends on the existing tenancy, notice requirements and your property’s circumstances. We can help you compare the available options, while any planning, mortgage, lease, insurance, tax or legal requirements should be confirmed before changing strategy.
