Interiors

Set-up and interiors

Yo’s Home, our sister company, designs and furnishes homes for letting, from a few changes to a full fit-out, so the home photographs well and earns its price.

Optional · Quoted separately

Our fee

15% of booking income (18% inc VAT)

Charged on what the home earns, with no fixed monthly fee. A one-off set-up fee of £500 + VAT (£600 inc VAT) covers professional photography and a rendered floor plan. A minimum fee of £1,000 a year (£1,200 inc VAT) applies across our services.

Interiors work, repairs and supplies are charged separately and agreed with you first.

Full terms are set out in the management agreement before anything goes live.

Unlimited owner stays

Use your home whenever you want it

Short-letting with us doesn’t mean giving the home up. Block the dates you need for yourself, family or friends and we let the rest.

A plan for the whole year

We plan each year with you: your own dates first, short stays on the weeks that earn most, and longer company, relocation and insurer bookings around them.

If your plans change

We can move the home to a long let, or to Rent While You Sell if you decide to sell.

How it works

From first call to first guest

1. Short-let assessment

We look at the home, the lease and how you use it, and set out short stays, longer stays and a long let side by side, so you can decide with the numbers in front of you.

2. Set-up

We arrange professional photography and a rendered floor plan, and prepare the listing, pricing and housekeeping. If the interiors need work, Yo’s Home can design and furnish the home first.

3. Live and managed

We run bookings, guests and housekeeping, and you follow it all in your owner dashboard.

When demand peaks

Why guests book Notting Hill

Demand that comes from the area itself. Dates move each year, so we set prices against the local events calendar.

Carnival and markets

Notting Hill Carnival and Portobello Road

The Central line to the West End and Paddington’s trains to Heathrow bring business visitors and travellers.

Short-let market

The short-let market in Notting Hill

Advertised nightly prices for whole homes in Notting Hill with at least one review in the last 12 months. These are the prices hosts ask, not what guests paid, and they don’t include cleaning or platform fees.

Inside Airbnb / September 2026

Read the range, not the top.

Price follows size, finish, outdoor space and the walk to the station. A garden flat on a quiet road sits in a different place from a flat above the high street.

Nights booked are estimates

Inside Airbnb estimates nights booked from each listing's reviews and a typical stay length. Treat them as a rough guide to demand, not a forecast for your home.

Questions

Airbnb management in Notting Hill: your questions

Short answers. Ask us about your home for the detail.

What does the 15% cover?

Strategic pricing, the listing, guest messages and check-in, cleaning and linen between stays, checks at every changeover and your owner dashboard. Professional photography and a rendered floor plan are covered by a one-off set-up fee of £500 + VAT (£600 inc VAT). Interiors work through Yo’s Home is quoted separately, and a minimum fee of £1,000 a year (£1,200 inc VAT) applies across our services.

Can I still use my home?

Yes. Owner stays are unlimited and free. Block the dates you want and we work bookings around them.

How do I see what my home is earning?

Through your owner dashboard: every booking, nights booked, occupancy, our fee and what’s paid to you, month by month and for the year to date.

How do you set prices?

Around Notting Hill’s calendar: Notting Hill Carnival in August, Portobello market days, the summer season and Christmas, plus length of stay. Prices are reviewed through the year, not set once.

Do you take longer stays as well as short ones?

Yes. Alongside short stays we take longer bookings from companies, relocation agents and insurers, usually priced by the month.

Do I need permission from my lender, insurer or freeholder?

Usually, yes. Many leases limit short lets and most residential mortgages and home policies don’t cover paying guests. We go through it with you at the assessment, before anything is listed.
