Quick answer
What is living inHammersmith & Shepherd's Bushlike?
Hammersmith and Shepherd's Bush sit side by side in west London, between the Thames and the Westway. Hammersmith has the river, its pubs and the Malls, King Street's shops and the Eventim Apollo. Shepherd's Bush has the green, the market under the railway arches, Westfield London and the Empire. In between, Brook Green and Ravenscourt Park are lined with Victorian and Edwardian streets. Hammersmith Bridge is open to people walking and cycling but closed to motor traffic, which affects some journeys south of the river. The feel changes from street to street, so walk the roads around each home at different times of day.
Riverside pubs, two greens and a big night out.

The riverside
The Thames Path runs along Lower and Upper Mall, past Furnivall Gardens and old riverside pubs such as The Dove, with Hammersmith Bridge as the landmark.
Greens and parks
Brook Green and Shepherd's Bush Green are open space in the middle of everyday life, and Ravenscourt Park adds lawns, a pond and play areas to the west.
Music, theatre and shopping
The Eventim Apollo, the Lyric Hammersmith, Riverside Studios and the O2 Shepherd's Bush Empire are all here, along with Westfield London and Shepherd's Bush Market.
Easy to get across London
The Central, District, Piccadilly, Circle and Hammersmith & City lines all stop in the area, with the Overground at Shepherd's Bush.
Landmarks & what it’s famous for
A bridge and two famous stages
Three places that help explain the area's character, from the Victorian bridge to two of London's best-known music venues.

Hammersmith Bridge
The Victorian suspension bridge to Barnes is the area's best-known landmark. It is open to people walking and cycling but closed to motor traffic.

Eventim Apollo
Opened in 1932 as a cinema and still known to many as the Hammersmith Odeon, it now hosts concerts and comedy. Expect busier streets around the Broadway on show nights.

O2 Shepherd's Bush Empire
Built in 1903 as a music hall and later a BBC television theatre, the Empire overlooks Shepherd's Bush Green and is now a well-known live music venue.

Why people move here
Find the setting that feels like home.
A move here often starts with a choice between the river, the greens and the station you'll use most. A Victorian house near Brook Green, a mansion-block flat off King Street and a newer apartment near White City offer very different ways of living within a mile or two of each other.
Look beyond the headline location. Consider layout, outdoor space, the building's upkeep and your route to the station. Visit in the evening as well as the day: the roads around Shepherd's Bush Green and the Apollo are busier on show nights.
Start with your daily life, then compare the streets that support it.

Neighbourhood pockets
Four ways to find your corner of W6 and W12
These are informal local reference points, not official boundaries. Explore the streets and actual routes around each home.

Brook Green
A long, tree-lined green between Hammersmith Road and Shepherd's Bush Road, with tennis courts, a playground and Victorian and Edwardian houses and mansion blocks around it.

The riverside & the Malls
Lower Mall and Upper Mall follow the Thames west of the bridge, with riverside pubs, rowing clubs, Furnivall Gardens and some of the area's oldest houses.

Ravenscourt Park & Stamford Brook
Residential streets around Ravenscourt Park and towards Stamford Brook, on the District line, with the park on the doorstep and King Street a short walk away.

Shepherd's Bush & Askew Road
The busy streets around Shepherd's Bush Green and the market, with quieter terraces off Askew Road and Goldhawk Road to the west and Westfield to the north.
Property market
UnderstandingHammersmith & Shepherd's Bush’s sales market
Ranges come from completed sales recorded by HM Land Registry, matched to EPC floor areas where possible. Compare individual homes on their exact size, tenure, lease length, service charges and setting.
Most homes sold here are flats: conversions in Victorian houses, mansion blocks and newer developments, particularly around White City. Terraced houses make up most of the rest, and houses in W6, around Brook Green, Ravenscourt Park and the riverside, typically sell for more than those in W12.
Like-for-like comparisons
Compare individual homes on their exact size, tenure, lease length, service charges and street. The ranges here show the middle half of recorded sales, not a valuation.
Asking is not achieved
An asking price expresses a seller's position; an achieved price records a completed transaction. Compare each on its own terms, with the same property type, area and reporting period.
Prices across Hammersmith & Fulham fell 5.1% in the year to August 2026 (UK House Price Index). For an individual home, compare it with recent sales of a similar size, type and street.
Rental market
Renting inHammersmith & Shepherd's Bush, with a clearer picture
Compare the home, the tenancy and the full monthly cost. Ranges show the middle 50% of rents actually recorded by the ONS, not advertised asking rents.
Choose the fit, not just the figure
A converted flat, a house and an apartment in a newer building may carry different responsibilities and costs. Read the tenancy terms, confirm what is included in the rent and ask how bills and any additional charges are handled.
Review energy performance information, the condition of the home and the arrangements for maintenance. Check storage, outdoor space and the way the layout works for your household.
Rents differ between W6 and W12, so compare homes in the same district. If you are letting rooms, check licensing first: larger HMOs need a mandatory licence, and many councils license smaller ones too.
